JOB SUMMARYThe purpose of this position is to manage, coordinate and lead a staff responsible for property assessment and consulting services with direct accountability for initiation and project delivery.

Projects will focus on the building envelope, being roofing and waterproofing including production and implementation of all processes involved.Characteristics of responsible projects:Complexity: HighRisk: HighPurpose: Debt, high risk equity, lease termination, specialty scopeType of Assets: High-rise office building, complex industrial sitesESSENTIAL DUTIES AND RESPONSIBILITIESThe Property Condition Assessor performs roof evaluations, waterproofing assessments and forensic investigations to assist owners in evaluating the integrity of existing roof or building envelope through comprehensive surveys that determine signs of deterioration, water tightness and estimated reaming useful life.

Additionally, assists owners in review of annual roof maintenance programs, and makes recommendations for repairs and replacements.

Detailed repair and replacement cost estimates are provided.

Oversees roof repairs and replacements to ensure quality workmanship and compliance with construction documents.Surveys may include the use of infrared thermography, nuclear and capacitance equipment.Prepare complex Property Condition Reports (PCR)Conducts walk-through surveys to assess condition structure and foundations, exterior walls, windows and roofs.Interviews property owners, occupants, key site personnel and local government officials to obtain information concerning the subject property’s condition.Reviews repair/improvement cost information, certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and similar information.Takes document photographs of representative systems, conditions, and physical deficiencies.Prepares estimated costs to remedy building deficiencies.Performs other duties as assigned.SUPERVISORY RESPONSIBILITIESNo formal supervisory responsibilities in this position.

Provides informal assistance such as technical guidance, and/or training to coworkers.

May coordinate and assign tasks to co-workers within a work unit and/or project.QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

The minimum salary for the Property Condition Assessor position is $75,000 annually and the maximum salary is $90,000 annually.

The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.

Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.Bachelors or Technical
